Why Detroit!

It's no secret about what is happening in Detroit.  You see it, read it and hear it everywhere.  Let's face it hard times are here.  Can we talk about the homeless rate in Michigan. Why are there so many homeless men, women, teens, and families.  Statistics say that 1 in 50 are homeless in Detroit.  Why are there so many abandoned and vacant properties.  Fact, there are over 200,000 commercial buildings, apartments, single and multifamily vacant properties in Wayne County.   Largely due to delinquent and forfeited property taxes, homeowners refinancing and abandoning their homes for the suburbs, as well as high unemployment rate, too many other reasons.  Oh and don't forget the many renters being evicted because slum landlords failed to disclose imminent foreclosure status.  36th Distrtict court is the people's court, but the people are being evicted or forced to squat because they have no where to go.
The Wayne County Treasurer auction thousands of properties each year for all the reasons mentioned.   This means that you can buy a house with no mortgage attached.  Here's an example; a $40,000 home has $3500 in delinquent and forfeited taxes owed.  The bidding starts at $3500, if no one bids against you; you win.  Congratulations you are a homeowner.  I call this a win win for you and the Treasurer's office.  Please don't forget to pay your taxes or the cycle starts over.  You don't have to be a squatter.   Personally speaking I have nothing against squatters.  That's a story for another day.  
There is hope.  Michigan is a Tax Deed state.  You can buy properties that did not sell at auction over the counter right now.
That's good news for entrepreneurs looking to start joint ventures.  You can buy a block of homes, rehab and offer land contracts.  There are endless possibilities to ending homelessness.  That's my soap box speech for the closing of 2011.  Have a Happy and Safe 2012 Detroit.
